Queensland Seller Disclosure

Under Queensland law, sellers are generally required to provide a Seller Disclosure Statement (Form 2) and the applicable prescribed certificates to the buyer before the buyer signs the contract, unless an exemption applies.

Preparing your disclosure early helps keep your sale moving and ensures the required documents are ready when you find the right buyer.

Accuracy matters. If the required disclosure is not provided, or if the information provided is inaccurate or incomplete, the buyer may have a right to terminate the contract in certain circumstances. We prepare and review your Form 2 and supporting documents to help you meet your disclosure obligations with confidence.

It is also important to understand that Form 2 is not a complete due diligence report. It does not cover every matter a buyer may wish to investigate, such as the property's structural condition, flood history or all building and planning matters. Buyers should still undertake their own searches, inspections and due diligence before purchasing.
